Ryan Showalter, the attorney for the Poplar Hill Farm developer, recently communicated to leaders of the community association for Papermill Crossing, that the developer has withdrawn an application for supplemental growth allocation in the Chesapeake Bay Critical Area, part of the Poplar Hill. The original plan, which involved the construction of over 60% of homes and amenities within the Critical Area, has therefore been shelved.
Instead, a new proposal termed an “of right” subdevelopment will be introduced in September. It is unclear as this time if this new application will first be be presented to Easton’s planning commission or the Easton Staff Development Review (ESDR).
An “of right” subdivision is a plan that closely follows the standard requirements in the Town Code and regulations. A recent example of an “of right” development is The Gannon Estates development on Matthewstown Road.

Considering what is going on with Lakeside and the unlawful building going on there do not hold your breath that this plan will be good. The Gannon development is going to cause massive problems on Dutchman’s Lane, the school system and many other infrastructure items. In the current housing market we do not have the demand nor the population with enough money to support all this development. In a recent article they were bemoaning the large increase in renting costs in Talbot County. Could it possibly be because they are renting houses at Lakeside? Anyone foolish enough to buy a house in Lakeside deserves what happens to them.

It is difficult not to be cynical concerning a developer and changing plans. Public officials, particulary public lawyers, seem to beleive developers have the Divine Right of Kings and no once has any authority over them. Lakeside has proven a developer can do whatever they want in Tablot County.

This is an absolute travesty for Easton. Why do the locals in Easton seem hell bent on ensuring that homes remain unaffordable and rare? NIMBYs make me crazy.
