All of the houses I have selected for House of the Week so far have been updated and were move-in ready. This week I wanted to find a property that had a setting with a mature landscape with a house that could benefit from updating.
This new listing caught my eye for several reasons. It is located in the Martingham neighborhood close to St. Michaels shops, restaurants and other town amenities. It is a large waterfront lot in a very private setting due to the mature landscaping that screens the house from adjacent neighbors and the street.
There appears to be enough lot area to add a pool.
The house is one level with an split-level addition that contains a double garage and a bonus room above that could be a playroom or studio. The center part of the house contains the living room, dining room, kitchen, breakfast room, and sunroom. The ceiling is pitched and skylights add to the architectural character.
The sketch shows that a little imagination goes a long way to transform a space. Replacing the tall narrow windows at the front porch with three pairs of French doors, extending the front porch roof over to cover the second exterior door that leads to the laundry corridor and adding a trellis that extends from the front porch roof to the garage addition would unify the front elevation.
Combining the breakfast room with the kitchen would create a large kitchen open to the living room. Inserting a kitchen pantry and a butler’s pantry would separate the front dining room from a new study. Opening up the center wall would then allow the dining room to have views to the rear yard and the water beyond.
